Airbnb recently rolled out updates to its Terms of Service and Payment Terms. While some changes are straightforward, and some have already raised a lot of red flags - like mandatory allowance of service providers - others still carry big implications for how hosts run their businesses.
Here’s a breakdown of the less obvious terms of service updates:
Off-Platform Communication & Direct Bookings Are Now Strictly Prohibited
Airbnb has clarified that hosts may not communicate with guests outside of the Airbnb platform or encourage direct bookings. They are even using AI to monitor messages, flagging attempts at off-platform communication of all types including:
- Sharing email addresses or phone numbers
- Referring guests to your own website or other platforms
- Using language like “book direct” or suggesting alternate payment options
- Sending cute thank you notes or followups
All Fees Must Be Disclosed in Airbnb’s Pricing Fields
If you charge for cleaning, pets, or other services, they must be included within Airbnb’s pricing structure - not just mentioned separately in your description or house rules. Additionally, security deposits and ID collection are only allowed through PMS (Property Management Software) platforms that directly integrated with Airbnb.
Guest Portals and External Guidebooks Are No Longer Allowed
If you’ve been using third-party platforms for welcome books, digital house manuals, or check-in instructions that require a login or external link, those are now against Airbnb’s guidelines. All content must live on Airbnb’s platform.
Don’t Ask for Reviews Outside of Airbnb
Hosts are not allowed to request reviews on other platforms like Google, Yelp, or even your own website. Airbnb wants to maintain all review activity within its ecosystem.
What You Can Do
- Update your listing to ensure all fees are transparent
- Remove external links or guest portals
- Stop collecting guest contact info
- Avoid using language that could be flagged as “book direct”
- Check your Airbnb settings to manage service opt-ins
- Monitor your inbox for AI-flagged messages and stay compliant
Violating these new terms could lead to penalties, listing suspensions, or even removal from the platform.
